Bengaluru's eastern corridor: where the next five years of demand sits
Metro Phase 2 and sustained office absorption are reshaping the Whitefield–Sarjapur belt. A look at what that means for buyers.
Bengaluru's eastern corridor has absorbed more residential supply than any other micro-market in the city for six consecutive years. The question for buyers now is whether that continues.
What is driving it
Office absorption along the Outer Ring Road and Whitefield remains the single largest factor. Roughly 40% of the city's Grade-A office stock sits within this belt, and occupier demand has stayed resilient even through the hybrid-work adjustment.
The Purple Line extension to Whitefield changed the commute equation materially. A journey that took upwards of 75 minutes in peak traffic now takes under 40 by metro.
Where pricing sits
Whitefield has moved from roughly ₹6,200 per sq ft in 2020 to the ₹9,000–11,000 band today, depending on the developer and specification. Sarjapur Road has followed a similar curve with a slight lag.
That is meaningful appreciation, and it does mean the easy gains are behind us.
What still looks reasonable
- Devanahalli and the airport corridor — earlier in its cycle, supported by the aerospace SEZ and airport expansion
- Sarjapur Road's outer stretches — pricing has not yet caught up with the infrastructure that is committed
- Ready inventory in established projects — often better value than a new launch once you account for three years of rent paid while waiting
The honest caveat
Infrastructure timelines in Bengaluru slip. Buying purely on a proposed road or metro line is a bet on execution, not on property. Buy where the connectivity already exists, or where you can comfortably hold if it takes twice as long as promised.
